How a roof survey works in Chinatown

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. If you’ve noticed loose ridge or hip tiles and loose chimney pots, a survey will tell you what’s going on, on flat roofs, chimney stacks and ridges, hips and valleys alike.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details

For a price for your roof in Chinatown, call 07833 053749 or drop us an email with the address and a few details. We will confirm the figure before booking.

Helping us price your survey

A little information up front helps. Please include:

  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

What we’re asked to look at in Chinatown

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

Typical things we are asked to look at include:

  • Debris building up in roof valleys
  • Ponding, splits or blisters on flat roofs
  • Worn lead at chimneys and abutments
  • Slipped, cracked or missing slates and tiles

If you run a business near Kingly Court, a roof report helps plan work around trading rather than after a leak.

Before you book any roof surveyor

  • How soon the report will arrive
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover

FAQs for Chinatown

Does a conservation area affect roof work in Chinatown?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is parking a problem for a survey in Chinatown?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Do you work in Chinatown?

Yes. Chinatown is part of the area we cover.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

How much is a survey?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.

Why act early in Chinatown

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the exact price before booking.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Roof surveys in Chinatown: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Chinatown. If your survey includes the drone, the address is checked against it before any flight.

For landlords with property near Tottenham Court Road station, the gap between tenancies is a good time to have the roof looked at. Living close to St Anne's Churchyard is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Chinatown is about 1 mile east of City of Westminster, in Greater London. Chinatown is one of many places we visit across Greater London, for homes and businesses alike. Our Greater London coverage includes Chinatown and the places around it.

Roof surveys in W1F, W1D and W1T work the same way as everywhere else we cover. Whether your property is on Duck Lane, Drury Lane and Bruton Lane or a nearby road, we can survey it. Chinatown sits on or near the A4 and A301. Neighbouring places we cover for roof surveys include Soho (1 mile north), St James's (1 mile south), West End (1 mile north-east), Seven Dials (1 mile north-east) and St Giles (1 mile north-east). We also work in nearby towns such as Kensington (3 miles west), Shoreditch (3 miles north-east), Walthamstow (7 miles north-east), Hoxton (3 miles north-east), Whitechapel (3 miles east) and Hampstead (4 miles north-west).

Local landmarks in Chinatown

Locally, jobs take us to homes and businesses close to LITE Regal International School, London Library and Waxy O'Connor's pub and the streets around them. Also close by are St Anne's Churchyard (under half a mile north-west) and Harris Westminster Sixth Form (0.8 miles south). Chinatown has its own railway station: Tottenham Court Road station. Other landmarks nearby include Leverian collection (within half a mile south-east) and Montfichet's Tower (1.3 miles east). The countryside around Chinatown includes Barnsbury Wood and St. James's Park Lake.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take about one to two hours for most homes, depending on how many separate roofs there are. In Chinatown, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft
  • If it isn’t your property yet, arrange access through the agent

Advice

What we look for on each type of roof

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
