Roof surveys in Hoxton

How a roof survey works in Hoxton

We inspect what can be seen safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey flat roofs, ridges, hips and valleys and lead flashings, and people most often book us about condensation or damp timbers in the loft and worn or blocked valleys.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Hoxton has one, it needs checking from somewhere that can actually see it.

We keep jargon out of it: where something needs attention, it says so plainly.

Hoxton homes and their roofs

The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from Hoxton. Where the drone is part of the survey, we check whether the address falls inside it before flying. Mansion House, about 1.4 miles south, is one of the historic houses in the wider area around Hoxton. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Landlords with a home close to Hoxton station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like Shoreditch Park Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Hoxton is about 2 miles north of London, in Greater London. Anywhere in Hoxton, we can come and survey your property. Hoxton is one of the places in Greater London where we work for roof surveys.

We work across the N1, N1P and EC1V postcode area for roof surveys and the streets around it. Local streets include City Road, Noel Road and East Road. You’ll find Hoxton on the A1200 and A1208, so it is easy for us to get to. We also cover the places around Hoxton: Haggerston (1 mile east), Shoreditch (1 mile south-east), Canonbury (1 mile north), De Beauvoir Town (1 mile north) and St Luke's (1 mile south-west). We also work in nearby towns such as City of Westminster (3 miles south-west), Marylebone (3 miles south-west), Kensington (6 miles south-west), Walthamstow (4 miles north-east), Hampstead (4 miles west) and Ruislip (14 miles west). As one of the bigger places in Greater London, Hoxton has every kind of building, from houses and flats to offices.

Near you in Hoxton

Locally, jobs take us to homes and businesses close to Bishopsgate Institute Special Collections and Archives, Islington Green School and Stag's Head pub, among other places. Also close by are Hackney University Technical College (within half a mile south-east) and Shoreditch Park (under half a mile north-west). There’s a railway station in Hoxton itself: Hoxton station. Nearby you’ll also find St Leonard's Hospital (less than half a mile east) and Montfichet's Tower (1.6 miles south-west). Open spaces near Hoxton include St. James's Park Lake and Barnsbury Wood.

What we are asked to look at in Hoxton

Some damage starts inside the loft space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.

Here are some of the things we see frequently:

  • Standing water on a flat roof
  • Gaps in the roof where coverings have gone
  • Leaking gutter joints and downpipes
  • Leaning or weathered chimney stacks

If you live near a park such as Shoreditch Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Find records of any re-roofing or repairs
  • Check the roof from ground level after storms
  • Mention any damp patches as you book
  • Take photos of any leaks as they happen

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed

How to book

What we cannot see

To be straight with you, a roof survey has limits:

  • Walls, floors and services below the roof
  • A promise that the roof won’t leak in future
  • What’s under the slates, tiles or felt

Your questions about roof surveys in Hoxton

How do I find out if my home in Hoxton is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Hoxton station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

Does someone need to be in?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How long will you be at the property?

The visit typically takes about one to two hours at a typical home, or half a day or so for a commercial building. We’ll confirm what to expect when we arrange the visit.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a report with photographs and recommendations.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

What we look for on each type of roof

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.
