Different roofs, different checks

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

How a roof survey works in Haggerston

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey lead flashings, natural slate and ridges, hips and valleys, and common reasons people get in touch are gutters that overflow in heavy rain and slates or tiles that have slipped or broken.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Haggerston are no exception. Shared chimney stacks and the lead around them are just as important to check.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Haggerston homes and their roofs

Haggerston is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If your survey includes the drone, the address is checked against it before any flight. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Historic houses such as Sutton House, about 1.5 miles north-east, show how far back building around Haggerston goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you look after a shop, office or commercial unit, for instance near Hackney Walk, a dated report on the roof is useful for planning and for any lease discussions. Trees in and around Haggerston Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Natural slate
  • The roof space

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it’s shared
  • Point out any leaks or damp patches

Advice

Haggerston: your questions answered

Can a landlord with a rental near Hoxton station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and let us know about the building.

Are there drone restrictions around Haggerston?

It depends on the exact address and the weather on the day. Haggerston is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Do you work in Haggerston?

Yes. Our area covers London and South East England, and that includes Haggerston.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

What a survey costs

We confirm the price for your survey before you book. This is what makes a difference:

  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Which survey package you book

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Before you get in touch, it helps to have:

  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved

Every survey is priced before it’s booked, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or email us.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Mention any damp patches when booking
  • Gather any paperwork for past roof work
  • Take photos of any leaks as they happen
  • Ask about a flat roof on an extension or garage too

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
