Roof surveys across E2

About roof surveys in E2

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Typical surveys look at torn or sagging underlay and lifted, split or missing lead flashings, on clay and concrete tiles, natural slate and flat roofs.

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey normally takes an hour or two at a typical home, or half a day or so for a commercial building.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What you will pay

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Homes and roofs across E2

Homes across E2 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles. Each roof in E2 is checked with its age and materials in mind.

Bethnal Green: If yours is one of the older homes in the streets near St Peter's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Historic houses such as Sutton House, about 1.4 miles north, show how far back building around Bethnal Green goes. Older homes in the area may have roofs that need matching materials when work is done.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Why get it checked now?

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.

Questions to ask before booking

  • Are they insured for the work?
  • What experience they bring
  • Which limits apply to the survey
  • Whether the price includes VAT

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Signs you need a roof survey

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

Here are some of the things we see often:

  • Loose chimney pots
  • Blocked, sagging or leaking gutters
  • Flashings that have come away from the wall
  • Cracked mortar along the ridge

What a survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • Structural calculations (that’s a structural engineer’s job)
  • The condition of the rest of the building (that is a RICS home survey)

Questions from E2

Can you tell me how long my roof will last?

We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or send us an email.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
