Roof surveys across E3: what to expect
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey natural slate, clay and concrete tiles and flat roofs, and common reasons people get in touch are leaning or weathered chimney stacks and cracked mortar along the ridge.
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Near you in Mile End
Typical jobs here are in homes near Central Foundation Girls' School, Mile End Park and Malmesbury Primary School and the streets around them. Also close by are Beatrice Tate School (under half a mile south-east), Holy Trinity Church (within half a mile north-west) and Lord Tredegar Public House (under half a mile north). Mile End’s nearest station is Limehouse station, roughly 0.9 miles south. A little further out are St Clement's Hospital (under half a mile north-east) and Museum of the Book (0.8 miles south). The countryside around Mile End includes Old Ford Island and Tower Hill.
Roof surveys across E3: local notes
Older homes across E3 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
Several airports in London and South East England have flight restriction zones around them, so every drone flight in E3 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.
Mile End: With Sutton House about 1.8 miles north-west, the area around Mile End has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Anyone responsible for a site like Beatrice Tate School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Leave it or get it looked at?
Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed.
Before you book any surveyor
- What follow-up you get after the report
- Their track record with similar roofs
- Whether the inside of the roof is included
- Will the report include photos?
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Do not climb onto the roof yourself
- Mention any damp patches as you book
- Gather any paperwork for past roof work
- Include dormers, porches and garages when you book
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Asbestos testing of any kind
- Defects hidden under coverings or inside walls without opening up
- The condition of the rest of the building (that is a RICS home survey)
Surveys for landlords and agents in E3
Landlords and agents in E3 book surveys as well as homeowners. A report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
How the survey changes by roof type
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Common questions in E3
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How much is a survey?
Prices start from £150, including VAT. We confirm the price for your survey before you book. For a price, ring 07833 053749 or drop us an email.
What’s the best way to book?
To book, call 07833 053749 or send us an email and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
