Roof survey in E9: how it works
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We’re often asked to look into loose chimney pots and valley linings that have cracked or split, on clay and concrete tiles, flat roofs and chimney stacks.
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

In Hackney, that means homes and buildings near Cardinal Pole Catholic School, Church of St Luke and The Urswick School. Hackney has its own railway station: Homerton station. Nearby you’ll also find Hackney Walk (within half a mile north-west) and Cell Project Space (0.9 miles south-west). Not far away are Tower Hill and Old Ford Island.
Homes and roofs across E9
Owners across E9, from Homerton, Hackney and Cambridge Heath to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
We survey roofs across London and the South East, and E9 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.
Hackney: Homes near green spaces such as Clapton Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Historic houses such as Sutton House, about 0.3 miles north-west, show how far back building around Hackney goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.
Landlord and commercial surveys in E9
Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.
Honest limits
Every survey has limits, and it is better to know them up front. Keep these in mind:
- A full building survey of the property
- A promise that the roof will not leak in future
- Confirmation of asbestos in soffits or cement sheets
Checking the roof from ground level
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
Tips that help
Nothing here needs a ladder. A few suggestions:
- Move stored items away from the loft hatch
- Keep a record of damp patches and dates
- Let us know about past leaks
- Ask about a flat roof on an extension or garage too
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What happens if roof problems are left?
By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.
What to check before booking
- How long they’ve been surveying roofs
- Whether the price includes VAT
- What the report includes, and whether it has photographs
- Whether they hold professional indemnity and public liability insurance
Questions from E9
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
Which days do you carry out surveys?
Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or email us.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How much is a survey?
Roof survey starts from £150, including VAT. You’ll know the price for the job before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or drop us an email.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
