Landlord roof survey in Hackney, Greater London
Wondering about the let or shared roof at a property in Hackney? We carry out landlord roof surveys in Hackney and across Greater London, with plain-English findings.
- Ceiling stains reported by tenants
- Leaking joints at party walls
- Worn ridges, hips and verges
Checking the roof from the ground
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
Landlord roof survey in Hackney
Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access and we’ll say what we need when you book. Any part we couldn’t reach is noted in the report. We survey gutters and downpipes, rented houses and blocks of flats, and common reasons people get in touch are mortar falling from ridges and verges and cracked or leaning shared chimneys.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Hackney, as across London, that is why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the cost of landlord roof surveys
A few things affect what a survey costs:
- Roof area
- Height and safe access
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Anything about access we should know
- Pictures of the roof from a safe spot, if you have them
- The property’s address and postcode
- Where water is showing inside, if it is
We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for a house, and longer for a block or a building with several roofs. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Hackney runs like any other.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work
- Unlock side gates and any roof access doors

Landlord roof surveys in Hackney: local notes
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Sutton House, about 0.3 miles north-west, is one of the historic houses in the wider area around Hackney. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you live near a park such as Clapton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Landlords with a home close to Homerton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Signs you need a landlord roof survey in Hackney
Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.
Most people get in touch after spotting one of these:
- Damaged party-wall upstands or parapets
- Loose ridge or hip tiles
- Missing or loose roof coverings
- Ponding or splits on flat roofs
If you live in an older home near Church of St Luke, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking any roof surveyor
- When you’ll get the report
- What they will not be able to tell you
- Whether VAT is in the quoted price
- What insurance they carry
Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Give residents notice before a survey
- Keep roof outlets and gutters clear
- Get legal advice on lease responsibilities
- Put urgent roof work at the top of the list
The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
Common questions in Hackney
How do I find out if my home in Hackney is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Homerton station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
How do I arrange a landlord roof survey in Hackney?
Simply ring 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Does the report help with maintenance planning?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
