Landlord roof survey in Donnybrook Quarter: what you get
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. We survey shared roofs, blocks of flats and rented houses, and common reasons people get in touch are loose ridge or hip tiles and cracked or lifting flashings.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Donnybrook Quarter with this kind of roof, the hidden gutter is one of the first things to check.
After the visit, you get a report with photographs, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Honest limits
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Parts of the roof we cannot safely see or access
- The rest of the building, as a RICS Level 2 or 3 survey would
- Responsibility under a lease
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

What a landlord roof survey looks like in Donnybrook Quarter
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. With Sutton House about 1.3 miles north-west, Donnybrook Quarter sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Homes near green spaces like Grove Hall Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Take an older house close to St Paul Old Ford: its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Old Ford Primary - A Paradigm Academy: large buildings have long gutter runs and big roofs that need checking like any other.

Common questions in Donnybrook Quarter
Will parking be an issue for a roof survey in Donnybrook Quarter?
It depends on the street. If Donnybrook Quarter has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How do I find out if my home in Donnybrook Quarter is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
How much is a landlord roof survey?
Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, call 07833 053749 or email us.
Can we use the survey to plan a roof budget?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs aren’t included, but contractors can price from it.
Does this replace a RICS building survey?
No, it focuses on the roof. It’s not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be and we will say so.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Give tenants a simple way to report leaks
- Tell tenants when we’re coming
- Put urgent roof work at the top of the list
- Don’t store items over the loft hatch
How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents often choose the package that suits the building.
Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. The survey usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. For a visit in Donnybrook Quarter, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Have any questions written down, so nothing gets missed
- Keep pets out of the way during the survey
Book a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

What we look for on each type of roof
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected as far as can safely be seen.
Party-wall upstands and parapets
A parapet can hide a gutter that’s hard to see. We inspect them as far as it is safe to see.
What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Leave it or get it looked at?
Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Every price we give includes VAT. Landlord roof survey starts from £150, including VAT. You will know the price for your roof before you book.
