Landlord roof survey in City of Westminster
Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told beforehand. You or your agent arrange access, and we confirm what we need when you book. Where we cannot get into part of the building, the report says so. If you’re worried about splits and blisters in flat roof coverings and loose ridge or hip tiles, a survey will tell you what’s going on.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in City of Westminster as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. In a London area like City of Westminster, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.
- We agree which roofs and which parts of the building are included.
- Access to flats and the roof space is arranged with you beforehand.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- You get a written condition report to help plan maintenance.
Before we arrive
- Note where any stains or damp appear
- Leave a clear route to the loft
- Dig out any old roof reports or invoices

Related advice
Different roofs, different checks
Pitched roofs on houses and blocks
The edges and top of a pitched roof are exposed and get close attention.
Flat roofs on blocks and rear additions
Felt flat roofs frequently need replacing after around 15–20 years, so knowing roughly how old the roof is helps.
What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- Which survey package you book
- The roof’s overall size
- Whether thermal imaging or a drone is needed
- Chimneys, valleys, parapets and other details
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from the ground or a window
- The kind of building and roof involved
- Dates you are working to, such as exchange
If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, phone 07833 053749 or send us an email.
Questions from City of Westminster
How do I find out if my home in City of Westminster is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I let a flat near Bond Street station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
How long will you be at the property?
Time on site depends on the roof, but most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. The report is sent afterwards by email.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Can you survey a shared roof on a terrace or converted house?
Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen in the report.

Landlord roof surveys around City of Westminster
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around City of Westminster has a long history of building, with Handel Hendrix House about 0.3 miles east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you run a business near Kingly Court, a dated report on the roof is useful for planning and for any lease discussions. Landlords with a home close to Bond Street station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like St Vincent's Catholic Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why it’s worth a survey now in City of Westminster
Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Useful tips for City of Westminster property owners
Here are a few things we’d tell any owner:
- Make leak reporting easy for tenants
- Act on high-priority defects quickly
- Make sure the loft space can be accessed
- Have gutters and outlets cleared every year
We don’t advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.
Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.
