Landlord roof surveys in Tyburn

About our landlord roof survey in Tyburn

Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats and residents will need to be told ahead of time. You or your agent arrange access and we’ll say what we need when booking. Where we can’t get into part of the building, the report says so. We survey gutters and downpipes, blocks of flats and flat roofs on blocks, and people most often book us about slipped or missing slates and tiles and worn ridges, hips and verges.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Tyburn are no exception. Shared chimney stacks and the lead around them are just as important to check.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Surveys for landlords and agents in Tyburn

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Different roofs, different checks

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. We inspect them as far as it is safe to see.

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. The report records it.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. In Tyburn, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Make sure pets are kept safely away
  • If you are buying, check with the agent that we can get in

Getting a price

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

Advice

Do you need a landlord roof survey in Tyburn?

On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.

Things that often lead to a survey include:

  • Ponding or splits on flat roofs
  • Loose ridge or hip tiles
  • Choked outlets and gutters
  • Cracked or lifting flashings

Landlords with a home close to London Paddington station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • How long the report takes to arrive
  • How much experience they have with roofs like yours
  • What the report includes, and whether it has photographs
  • What follow-up you get after the report

What a good roof survey covers

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Responsibility under a lease
  • A full building survey of every part of the property
  • Roof areas we weren’t given access to

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roofs, chimneys and gutters in Tyburn

Handel Hendrix House, about 0.8 miles east, is one of the historic houses in the wider area around Tyburn. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Hampden Gurney CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near Harrods, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Put urgent roof work at the top of the list
  • Tell tenants when we are coming
  • Ask residents to report damp straight away
  • Check the roof space can be accessed

We do not advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.

Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Stored items over the hatch make checks harder.

Questions from Tyburn

Can a landlord with a rental near London Paddington station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Tyburn?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
