Roof survey in W1H: how it works
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey lead flashings, natural slate and clay and concrete tiles, and people most frequently book us about gutters that overflow in heavy rain and condensation or damp timbers in the loft.
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

What’s near Hyde Park Estate
Locally, jobs take us to homes and businesses close to North Westminster Community School, Duke Of Kendal pub and Church of St John the Evangelist and the streets around them. Also close by are Hampden Gurney CofE Primary School (under half a mile north-east), International Community School (under half a mile north), Royal Society of Medicine Library (0.9 miles east) and Hyde Park (less than half a mile south-east). The closest station to Hyde Park Estate is London Paddington station, roughly 0.5 miles north-west of the centre. Roof surveys across W1H: local notes
From Paddington Green, Paddington and Connaught Village to smaller places, people across W1H use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in W1H. Where permission is needed, the flight waits for it.
Hyde Park Estate: Handel Hendrix House, about 1 mile east, is one of the historic houses in the wider area around Hyde Park Estate. Older homes in the area may have roofs that need matching materials when work is done. Trees in and around Hyde Park shed leaves that can end up in nearby gutters.
Useful tips for W1H property owners
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Mention any damp patches when you book
- Keep a record of damp patches and dates
- Don’t climb onto the roof yourself
- Keep the report with your property records
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.
Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
Landlord and commercial surveys in W1H
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the visit with that in mind.
Why act early?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble.
What to check before booking
- Whether they hold professional indemnity and public liability insurance
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Will the report include photos?
- Which limits apply to the survey
How we price roof surveys
Prices always include VAT. What changes the price is:
- Whether it is a home or a commercial building
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
- How many separate roofs there are, like extensions, dormers and garages
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Getting in touch
Some details help us recommend the right survey and price. When you contact us, tell us:
- Your timetable, like an exchange date
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, like pitched or flat
Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or send us an email with the details.
Roof by roof
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Your questions about roof surveys in W1H
How experienced are you?
Over 20 years and more than 5,000 surveys.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
How long will you be at the property?
The visit usually takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. We’ll confirm what to expect when we arrange the visit.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
