About our roof survey in Paddington

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, clay and concrete tiles and lead flashings, and people most often book us about leaning or weathered chimney stacks and worn lead at chimneys and abutments.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Paddington has one, it needs checking from somewhere that can actually see it.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof surveys in Paddington: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Paddington is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first. Paddington is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. If the drone is used for your survey, we check the exact boundary for the address before flying.

Anyone responsible for a site like International Community School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Shop and office owners around Harrods may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Paddington is about 1 mile west of City of Westminster, in Greater London. We cover Paddington and the rest of Greater London, as part of our work across London and the South East. We cover towns and villages across Greater London, large and small.

Every address in W2, W1H and W1U is covered for roof surveys. Whether your property is on Harrow Road, Craven Road and Harbet Road or anywhere close by, we can survey it. Neighbouring places we cover for roof surveys include Paddington Green (1 mile north-west), Hyde Park Estate (1 mile south-east), Connaught Village (1 mile south-east), Tyburn (1 mile south-east) and Little Venice (1 mile north-west). What we are asked to look at in Paddington

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

Things that often lead to a survey include:

  • Torn or sagging underlay
  • Cracked or blistered flat roof coverings
  • Gaps in the roof where coverings have gone
  • Blocked, sagging or leaking gutters

Landlords with a home close to London Paddington station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What a good roof survey covers

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How we price roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • Building height and the viewpoints available
  • Basic, Standard or Premium

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

What we need to know

These details help when you contact us:

  • Where water is showing inside, if it is
  • What made you get in touch
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel

A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours for a house, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • Make sure the loft hatch can be reached
  • Make sure pets are kept safely away
  • Find any records of previous roof work

Landlords, agents and block managers in Paddington

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

How the survey changes by roof type

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Chimney stacks

We look at the stack itself, and it is not a flue or gas safety check. If a specialist is needed, we’ll say so.

Paddington questions

Can a landlord with a rental near London Paddington station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is drone flying allowed in Paddington?

It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Paddington. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Paddington. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. You get a report with photos and recommendations.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
