About roof surveys in W1U
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are lifted, split or missing lead flashings and slipped, cracked or missing slates and tiles, on flat roofs, lead flashings and ridges, hips and valleys.
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint outside.
- Inside, we check the loft space where there is safe access.
- We email a photo-illustrated written report and recommendations.
How our prices work
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Roofs, chimneys and gutters across W1U
From Marylebone, Mayfair and Paddington to its smaller places, buildings across W1U have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
We survey roofs across London and the South East, and W1U is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.
Marylebone: Trees in and around St Anne's Churchyard shed leaves that can end up in nearby gutters. If you let a flat or house near Bond Street station, a dated record of the roof is useful when planning maintenance across a let.
What affects the price in W1U
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
- Roof area
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
Helping us price your survey
Getting the details right at the start saves time. Please include:
- The reason for the survey, like buying, a leak or storm damage
- Where any leaks, stains or damp patches show inside
- Dates you are working to, like exchange
- Whether there is a loft hatch, a shared roof or tricky access
We survey roofs on weekdays and at weekends. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
Tips that help
Nothing here needs a ladder. A few suggestions:
- Keep a record of damp patches and dates
- Check the roof from the ground after storms
- Find records of any re-roofing or repairs
- Ask about a flat roof on an extension or garage too
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
What a survey does not cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- Faults hidden behind ceilings or boarding
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets
What we are asked to look at in W1U
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.
A survey can pick up problems such as:
- Cracked or blistered flat roof coverings
- Cracked mortar along the ridge
- Lifted, split or missing lead flashings
- Worn or blocked valleys
Common questions in W1U
Can you look at a roof that’s joined to next door?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
How long does a roof survey take?
On site, it normally takes about one to two hours for most houses, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you tell me how long my roof will last?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where applicable.
Do you use drones?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
