How a roof survey works in W1J
Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We’re often asked to look into ridge tiles that have lifted or moved and debris building up in roof valleys, across clay and concrete tiles, chimney stacks and the roof space.
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.

Roofs, chimneys and gutters across W1J
From St James's, Westminster and Millbank to its smaller places, buildings across W1J have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in W1J. Where permission is needed, the flight waits for it.
St James's: Living close to St Anne's Churchyard is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For landlords with property near London Charing Cross station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
How the survey changes by roof type
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Natural slate
Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted.
Prices for roof surveys in W1J
When we price a survey, we consider:
- The use of thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
What we need to know
A little information up front helps. Please include:
- Whether there’s a loft hatch, a shared roof or tricky access
- Dates you are working to, such as exchange
- Photos of the roof, taken safely from the ground or a window
- The type of building and roof, such as pitched or flat
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
Useful tips for W1J property owners
You don’t need to be a roofer to help. What helps most:
- File the report with your home documents
- Find records of any re-roofing or repairs
- Leave roof access to professionals
- Move stored items away from the loft hatch
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
Why roofs fail
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
People normally book a survey when they’ve noticed one of these:
- Cracked mortar along the ridge
- Leaking gutter joints and downpipes
- Ponding, splits or blisters on flat roofs
- Leaning or weathered chimney stacks
When you need someone else
A survey is a close look at the roof, but it can’t do everything. The main limits are:
- Asbestos testing of any kind
- Defects hidden under coverings or inside walls without opening up
- A promise that the roof will not leak in future
W1J questions
Do you give a life expectancy for the roof?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
