Roof survey in Millbank

Our roof surveys cover Millbank and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or drop us an email. We survey chimney stacks, ridges, hips and valleys and flat roofs, and the problems we’re asked to look at most are gaps in the roof where coverings have gone and worn lead at chimneys and abutments.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Millbank are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a roof survey looks like in Millbank

Millbank is about 2 miles from the restricted area over Hyde Park, where drone flights need permission from NATS. If your survey includes the drone, we check whether the address falls inside it before flying. About 0.4 miles north-west lies Clarence House, a reminder of how long the area around Millbank has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Homes near green spaces like St James's Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For an older house near a landmark like Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Harris Westminster Sixth Form, large buildings have long gutter runs and big roofs that need checking like any other.

Millbank is about 1 mile south-east of City of Westminster, in Greater London. Millbank is part of the area we cover and the surrounding area as part of our work across London and the South East. Millbank is one of the towns and villages in Greater London where we work for roof surveys.

What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

For landlords and managing agents

We survey roofs for landlords and letting agents as well as homeowners. A report with photographs gives you a clear record of the roof, useful for planning maintenance.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Walls, floors and services below the roof
  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at a typical home, and longer for a large or complex roof. For a visit in Millbank, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Clear the way to the loft hatch
  • Make a note of anything you’d like us to look at

What a survey costs

All our prices include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Booking your survey

These details help when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Clear the loft hatch area before we arrive
  • Take photos of any leaks as they happen
  • Do not climb onto the roof yourself
  • Mention any damp patches when booking

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

Millbank questions

Are there drone restrictions around Millbank?

That depends on where the roof is and on the weather. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Millbank. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Millbank. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Do you survey roofs for landlords with property near London Victoria station?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and some details.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you give a life expectancy for the roof?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

How long does a roof survey take?

On site, it usually takes about one to two hours for a house, though large, tall or awkward roofs take more time. Report times depend on the package.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
