Roof surveys for homes and businesses in Vauxhall
Our roof surveys cover Vauxhall and the wider South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, phone 07833 053749 or send us an email. If you’ve noticed worn lead at chimneys and abutments and ponding, splits or blisters on flat roofs, we can find out what’s behind it, on natural slate, lead flashings and chimney stacks alike.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Vauxhall, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Do you need a roof survey in Vauxhall?
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Typical things we are asked to look at include:
- Ridge tiles that have lifted or moved
- Ponding, splits or blisters on flat roofs
- Flashings that have come away from the wall
- Condensation or damp timbers in the loft
With Benjamin Franklin House about 1.2 miles north, the area around Vauxhall has a long history. Older homes in the area may have roofs that need matching materials when work is done.
Choosing a roof surveyor
- Whether the inside of the roof is included
- When you’ll get the report
- Whether VAT is added on top
- Their drone registration, if they fly one
Common questions in Vauxhall
How do I find out if my home in Vauxhall is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is parking a problem for a survey in Vauxhall?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Will the report say how many years my roof has left?
Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.
Which days do you carry out surveys?
We carry out surveys seven days a week. To find a day that suits you, phone 07833 053749 or drop us an email.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
What happens on the day
We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for a house, with bigger or more complicated roofs taking longer. From the street, a London terrace typically shows only its front slope or parapet, so in Vauxhall we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller
- Mention any parking restrictions on your street

Advice
Roof surveys in Vauxhall: local notes
Vauxhall is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, we check the exact boundary for the address before flying. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building like Vauxhall Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Old Paradise Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
Vauxhall is about 1 mile south-west of London, in Greater London. Whether the building in Vauxhall is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Greater London.
Surveys in SE11, SW1P and SW8 are booked the same way as anywhere else. Local streets include Gibson Road, Langley Lane and Randall Road, and we cover them all. Main roads around Vauxhall include the A3203 and A3204, so getting to you is simple. Larger places within reach include Kensington (4 miles west), Shoreditch (3 miles north-east), Walthamstow (8 miles north-east), Hoxton (3 miles north-east), Whitechapel (3 miles north-east) and Hampstead (5 miles north-west).

Different roofs, different checks
Chimney stacks
We look at the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.
Practical tips
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask about a flat roof on an extension or garage too
- Gather any paperwork for past roof work
- Photograph stains when they appear
- File the report with your home documents
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- How the roof will behave in every kind of weather
- The condition of the rest of the building (that is a RICS home survey)
- Asbestos testing of any kind
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

What you can safely check yourself
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
