How a roof survey works in St George's Fields
Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’ve noticed condensation or damp timbers in the loft and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in St George's Fields as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Roof surveys in St George's Fields: local notes
The flight restriction zone around London Heliport in Battersea comes within about 2 miles of St George's Fields. If your survey includes the drone, we check the exact boundary for the address before flying. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
If you look after a building such as St George's Cathedral Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. With Benjamin Franklin House about 1.1 miles north-west, the area around St George's Fields has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Common roof problems in St George's Fields
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
Look out for signs like these:
- Valley linings that have cracked or split
- Slates or tiles that have slipped or broken
- Worn lead at chimneys and abutments
- Standing water on a flat roof
If you live near a park such as Geraldine Mary Harmsworth Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Questions to ask before booking
- Whether VAT is added on top
- Will they check the loft as well as the outside?
- Will the report include photos?
- What happens after the report arrives

What else we do in St George's Fields
What a roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

How it works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for most homes, depending on how many separate roofs there are. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Agree roof access with the managing agent if it is shared
- Check we can get to the back of the property
- Keep pets in another room

FAQs for St George's Fields
Does a conservation area affect roof work in St George's Fields?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you fly a drone over a roof in St George's Fields?
Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of St George's Fields. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from St George's Fields. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or heavy rain.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
How long does the visit take?
Allow between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we’ll explain what’s needed.
Landlords, agents and block managers in St George's Fields
We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.
Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Have details of recent roof work to hand
- Check the roof from the ground after storms
- Ask about a flat roof on an extension or garage too
- File the report with your home documents
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.
Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
