Roof surveys in SE11

How a roof survey works in SE11

We inspect whatever is safely visible: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey the roof space, flat roofs and natural slate, and the problems we’re asked to look at most are valley linings that have cracked or split and loose ridge or hip tiles.

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Nearby too are St Peter's Church (less than half a mile south), Lambeth Palace Library (0.5 miles north), Lambeth School of Art (under half a mile south) and The Jolly Gardeners pub (less than half a mile north-east). Vauxhall has its own railway station: Vauxhall station. Well-known places in the area include Baynard's Castle (1.7 miles north-east) and Gabriel's Wharf (1.3 miles north). Green spaces nearby include Ludgate Hill and St. James's Park Lake.

Roof surveys across SE11: local notes

From Kennington, Elephant and Castle and Southwark to smaller places, people across SE11 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Our area covers London and South East England, including SE11. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

Vauxhall: If you own a rental within reach of Vauxhall station, a roof report helps you deal with small faults before they turn into a call from a tenant. Historic houses like Benjamin Franklin House, about 1.2 miles north, show how far back building around Vauxhall goes. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Why act early?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot.

What to check before booking

  • Whether the loft is part of the inspection
  • What the survey won’t cover
  • Whether you can ask questions once you have the report
  • Their track record with similar roofs

How the survey changes by roof type

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a survey doesn’t cover

It is useful to know what a survey won’t do before booking:

  • Confirmation of asbestos in soffits or cement sheets
  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings or boarding

Surveys for landlords and agents in SE11

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

SE11: your questions answered

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you cover SE11 for roof surveys?

Yes. SE11 is part of the area we cover.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
