Landlord roof surveys for homes and businesses in Vauxhall
Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on weekdays and at weekends which can help when arranging access with residents. We survey gutters and downpipes, shared roofs and blocks of flats, and common reasons people get in touch are leaks into upper flats and ponding or splits on flat roofs.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Vauxhall are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Keep roof surveys on a rolling plan
- Book gutter clearing at least once a year
- Tell tenants when we’re coming
- Give tenants a simple way to report leaks
The report comes with photos and written recommendations, prioritised by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.
Roofs, chimneys and gutters in Vauxhall
Historic houses like Benjamin Franklin House, about 1.2 miles north, show how far back building in the area around Vauxhall goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Vauxhall is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Vauxhall Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to St Peter's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Shop and office owners around Gabriel's Wharf may find that a dated report on the roof is useful for planning and for any lease discussions.

Landlords, agents and block managers in Vauxhall
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
What we look for on each type of roof
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.
Roof spaces and lofts
The roof space shows a lot about a roof’s condition. We go into the loft where it’s safe looking for water marks and gaps.
What a survey costs
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- The roof’s overall size
- The height of the building and how the roof can be seen safely
- Extra roofs, like extensions, dormers or garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to let us know:
- The property’s address and postcode
- Access details, like a loft hatch or a shared roof
- The reason for the survey, such as buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours for most houses, and longer for a large or complex roof. In a London area like Vauxhall, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- We start with what you know about the building and its history.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Preparing for the visit
- For flats, check roof access has been agreed
- Tell us about any leaks, stains or damp patches you know of
- Let us know about parking before the day
How to book
Once you know what you need, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

What a landlord roof survey does not cover
Before you book, it’s worth knowing what a survey won’t do:
- Who pays under the lease (that is a legal question)
- Structural calculations or an engineer’s report
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

Vauxhall questions
Is my home in Vauxhall listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Vauxhall?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Is Vauxhall in your area?
Yes, we do. Vauxhall is part of the area we cover.
Who do you carry out landlord roof surveys for?
We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Owners in a shared building book it too.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
