Roof surveys across SW8: what to expect

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey lead flashings, chimney stacks and flat roofs, and people most frequently book us about cracked or blistered flat roof coverings and gaps in the roof where coverings have gone.

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Near you in Kennington

In Kennington, that means homes and buildings near Archbishop Tenison's Church of England School, St Stephen's Church of England Primary School and Crown and Thistle pub, among other places. You will also find St Peter's School (under half a mile north), Lambeth Palace Library (1.1 miles north), Calvary Church of God in Christ (less than half a mile north) and Vauxhall Park (less than half a mile north-west). There’s a railway station in Kennington itself: Vauxhall station. Well-known places in the area include Baynard's Castle (2.2 miles north) and Type Museum (0.5 miles south). Green spaces nearby include Bellenden Road Nature Garden and Ludgate Hill.

Roof surveys across SW8: local notes

Across SW8, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and SW8 is well within that. We survey on any day of the week.

Kennington: Buckingham Palace lies about 1.7 miles north-west, so building around Kennington goes back a long way. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. Homes near green spaces such as Vauxhall Park can get more leaves in their gutters in autumn.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • How the roof will behave in every kind of weather
  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt

Signs you need a roof survey

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Typical things we are asked to look at include:

  • Cracked or blistered flat roof coverings
  • Ridge tiles that have lifted or moved
  • Leaking gutter joints and downpipes
  • Worn lead at chimneys and abutments

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Any of our surveys can be booked by landlords, agents and building managers in SW8. To discuss a property or a block, ring 07833 053749 or drop us an email.

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What affects the price in SW8

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone
  • Roof area

All our prices include VAT. Prices start from £150, including VAT. You will know the exact price before booking.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.

SW8: your questions answered

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
