What we are asked to look at in Nine Elms

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It’s often mistaken for a leak.

Problems we come across often include:

  • Flashings that have come away from the wall
  • Gaps in the roof where coverings have gone
  • Cracked or blistered flat roof coverings
  • Valley linings that have cracked or split

If you own one of the older houses in the streets near All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Their insurance cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What experience they bring
  • Whether VAT is added on top

What to expect from a roof survey

Roof survey in Nine Elms

Our roof surveys cover Nine Elms and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, ring 07833 053749 or drop us an email. If you’ve noticed blocked, sagging or leaking gutters and condensation or damp timbers in the loft, we can find out what’s behind it, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Roofs, chimneys and gutters in Nine Elms

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. Carlyle's House, about 1.1 miles west, is one of the historic houses in the wider area around Nine Elms. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as St Gabriel's CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Harrods may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

How the survey changes by roof type

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In Nine Elms, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Dig out any old roof reports or invoices
  • If it is not your property yet, arrange access through the agent
  • Have keys ready for side gates, garages or roof access doors

Tips that help

From years of surveys, a few habits stand out:

  • Photograph stains when they appear
  • Leave roof access to professionals
  • Find records of any re-roofing or repairs
  • Make sure we can open the loft hatch

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

Nine Elms questions

Are there drone restrictions around Nine Elms?

That depends on where the roof is and on the weather. Nine Elms is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. We ask the heliport for permission before flying there, and only fly if it is given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Can parking be tricky for a visit in Nine Elms?

It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
