Roof Survey in Chelsea
A roof condition survey for homes and buildings for Chelsea and the rest of Greater London. We survey on weekdays and at weekends.
- Cracked mortar along the ridge
- Loose chimney pots
- Gaps in the roof where coverings have gone
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Roof survey in Chelsea: what you get
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We’re often asked to look into slates or tiles that have slipped or broken and leaning or weathered chimney stacks, across ridges, hips and valleys, natural slate and the roof space.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Chelsea are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

FAQs for Chelsea
Is drone flying allowed in Chelsea?
The answer turns on the exact location and the conditions on the day. Chelsea is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it is given. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Chelsea. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Do you survey roofs for landlords with property near London Victoria station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
Is Chelsea in your area?
Yes, we do. We carry out roof surveys in Chelsea, and the service is the same as everywhere else we work.
How long does a roof survey take?
On site, it usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Report times depend on the package.
Can you survey in bad weather?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
Why it is worth a survey now in Chelsea
If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Honest limits
It helps to know what a survey will not do before booking:
- Structural calculations (that is a structural engineer’s job)
- An exact number of years the roof has left
- Walls, floors and services below the roof
If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.
What we check
- Natural slate
- The roof space
- Clay and concrete tiles
- Flat roofs
- Chimney stacks
- Ridges, hips and valleys
- Lead flashings
How the survey works
After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a visit in Chelsea, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photos and recommendations.
Getting ready for the survey
- Let us know where we can park nearby
- Note where any stains or damp appear
- For flats, check roof access has been agreed

What a roof survey looks like in Chelsea
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Chelsea. Where the drone is part of the survey, the address is checked against it before any flight.
If you look after a building like Oratory Roman Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Former Welsh Congregational Church: its chimney, valleys and lead work are likely to be the parts that need attention first. Carlyle's House lies about 0.4 miles south-west, so building around Chelsea goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

How the survey changes by roof type
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.
