Landlord Roof Survey in Chelsea
Wondering about the let or shared roof at a property in Chelsea? We carry out landlord roof surveys in Chelsea and across Greater London, with plain-English findings.
- Ponding or splits on flat roofs
- Damp or stains in top-floor flats
- Loose ridge or hip tiles
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. The survey typically takes about 1–2 hours for a house, and longer for a block or a building with several roofs. In Chelsea, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the roof space is arranged with you in advance.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- For flats, make sure roof access has been agreed
- Leave side gates unlocked

Landlord roof survey in Chelsea
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. If you are worried about damp or stains in top-floor flats and standing water on a flat roof, we can find out what’s behind it, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Why act early in Chelsea
A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

Signs you need a landlord roof survey in Chelsea
Reports of leaks or damp from tenants often lead to a survey. We check whether the roof or rainwater system is the likely cause, as far as can be seen.
A survey can pick up problems such as:
- Flashings that have come away
- Blocked gutters over flats
- Splits and blisters in flat roof coverings
- Worn ridges, hips and verges
The streets around a church like Former Welsh Congregational Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- Which parts of the roof they’ll actually see
- What’s outside the scope of the survey
- How much experience they have with roofs like yours
What we cannot see
In fairness, a roof survey has limits:
- Confirming asbestos in older roof materials
- Roof areas we weren’t given access to
- The rest of the building, as a RICS Level 2 or 3 survey would
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.
Roofs we survey in Chelsea
- Shared roofs
- Blocks of flats
- Rented houses
- Converted houses
- Gutters and downpipes
- Flat roofs on blocks
How the survey changes by roof type
Flat roofs on blocks and rear additions
Felt flat roofs often need replacing after around 15–20 years, so their age matters.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. We record what we see.
Chelsea: your questions answered
How do I find out if my home in Chelsea is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you survey roofs for landlords with property near London Victoria station?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
What does a roof survey cost?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
How long does the survey take?
That depends on the size and shape of the roof; most visits take between one and two hours at a typical home, and longer for a large or complex roof. The written report follows by email.
Is the report suitable for a maintenance plan?
Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Checking the roof from ground level
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Roofs, chimneys and gutters in Chelsea
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Chelsea is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Carlyle's House, about 0.4 miles south-west, show how far back building in the area around Chelsea goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building such as Oratory Roman Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for instance near Harrods, a roof report helps plan work around trading rather than after a leak.
