Pre-purchase roof surveys for homes and businesses in Chelsea
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. We are often asked to look into gutters choked with leaves and moss and quick fixes on flashings and valleys, across lead flashings and valleys, flat-roofed extensions and dormers and chimney stacks.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Chelsea, that shapes what can be checked: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Landlord and commercial surveys in Chelsea
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. Most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Chelsea, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photographs and recommendations before you exchange.
Preparing for the visit
- If you are buying, let the agent know when we’re coming
- Gather any invoices or paperwork from past roof work
- Make sure we can get to the back of the property

Roof by roof
Clay and concrete tiles
Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Why it’s worth a survey now in Chelsea
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- A structural engineer’s report
- Anything beyond the roof, which a full home survey covers
- A valuation or a promise of a lower price

The flight restriction zone around London Heliport in Battersea covers Chelsea, or comes right up to its edge. Where the drone is part of the survey, permission from the heliport is needed first, and the flight only goes ahead if it is given. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Chelsea. If your survey includes the drone, we check whether the address falls inside it before flying.
Carlyle's House, about 0.4 miles south-west, is one of the historic houses in the wider area around Chelsea. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you let a flat or house near London Victoria station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Parking in Chelsea, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.

Your questions about pre-purchase roof surveys in Chelsea
How do I find out if my home in Chelsea is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Chelsea?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
How long will you be at the property?
Allow an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. We will give you an idea of timing when you book.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
