Pre-purchase roof survey in South Kensington
The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, while you are not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’re worried about patch repairs that may hide an ongoing problem and slipped or missing slates and tiles, we can find out what’s behind it.
In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in South Kensington, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

How the survey changes by roof type
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason.

South Kensington questions
Are there drone restrictions around South Kensington?
Normally it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London Heliport in Battersea covers South Kensington, or comes right up to its edge. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from South Kensington. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Can parking be tricky for a visit in South Kensington?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Which days do you carry out surveys?
Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or email us.
Will the roof report help me negotiate with the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we can’t promise any saving.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Do I need to be at home?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.
Do you need access inside the house?
Where we can, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.
How it works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey typically takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a report with photographs and recommendations before you exchange.

How we price pre-purchase roof surveys
Several things affect the price of a survey:
- The roof’s overall size
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, like extensions, dormers and garages
- Any need for thermal images or a drone flight
Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
What we need to know
Here’s what helps us most when you get in touch:
- Any deadline, such as an exchange date
- Where water is showing inside, if it is
- The reason for the survey, such as buying, a leak or storm damage
- The type of building and roof, such as pitched or flat
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
DIY checks: what’s safe
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
What happens if roof problems are left?
It is tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.
Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Buying a home or a new roof in South Kensington
The flight restriction zone around London Heliport in Battersea covers South Kensington, or comes right up to its edge. If the drone is used for your survey, permission from the heliport is needed first, and the flight only goes ahead if it is given. The wider area around South Kensington has a long history of building, with Carlyle's House about 0.6 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
As a London address, South Kensington can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. If you own one of the older houses in the streets near Chapel of St Luke, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of West Brompton station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
