Gutter survey in South Kensington: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at dripping or leaking gutter joints and rotten fascias or stained soffits, across outlets and hoppers, parapet and box gutters and eaves gutters.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in South Kensington are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Hidden sections we cannot view safely
  • The inside of a downpipe along its whole length
  • Pipes below ground level

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we check

  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in South Kensington moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • Tell us about any leaks, stains or damp patches you know of

Roofs, chimneys and gutters in South Kensington

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 0.6 miles south-east lies Carlyle's House, a reminder of how long the area around South Kensington has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like Chapel of St Luke, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a shop, office or commercial unit, for instance near Harrods, a roof report helps plan work around trading rather than after a leak.

FAQs for South Kensington

Is my home in South Kensington listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is parking a problem for a survey in South Kensington?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or send us an email.

Do you take photos of the roof?

Yes, plenty. Pictures sit next to the findings they show.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

How much time does the visit need?

A visit usually takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. You will know roughly how long when we arrange the visit.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How the survey changes by roof type

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Ask for valleys and parapet gutters to be cleared too
  • Get trees that overhang the gutters trimmed
  • Book gutter clearing once a year, more often near trees
  • Check that downpipes are firmly fixed to the wall

For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Signs you need a gutter survey in South Kensington

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.

Signs worth acting on include:

  • Gutters packed with leaves or moss
  • Overflowing valley or parapet gutters
  • Overflowing eaves gutters
  • Leaking or loose downpipes

If you own a rental within reach of West Brompton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
