Gutter surveys in West Brompton

Gutter survey in West Brompton: what you get

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. Typical surveys look at overflowing eaves gutters and fascia boards damaged by overflowing water, across valley gutters, fascias and soffits and eaves gutters.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in West Brompton are no exception. Shared chimney stacks and the lead around them are just as important to check.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Gutter surveys around West Brompton

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in West Brompton is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Garden Lodge about 0.6 miles north, West Brompton sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Living close to Gwendwr Garden is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you live in an older home near Church of St Luke, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of West Brompton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

West Brompton questions

Will parking be an issue for a roof survey in West Brompton?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Does a conservation area affect roof work in West Brompton?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you work in West Brompton?

Yes. We carry out gutter surveys in West Brompton.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. Just call 07833 053749 or send us an email to arrange a day.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Will the survey check for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Roof by roof

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Landlords, agents and block managers in West Brompton

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us.

What affects the cost of gutter surveys

We confirm the price for your roof before you book. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • The roof’s overall size

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

What to tell us when you contact us

Here’s what helps us most when you contact us:

  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or use the contact form with the details.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a typical home, or half a day or so for a commercial building. You’re welcome to ask questions while we’re there. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in West Brompton runs like any other.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Leave side gates unlocked
  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Watch for green marks down the brickwork
  • Check for spilling water in a downpour
  • Check from ground level or a window, not a ladder
  • Book gutter clearing once a year, more frequently near trees

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so make sure they’re included in any clearing work.
