Pre-purchase roof surveys near West Brompton

How a pre-purchase roof survey works in West Brompton

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. Common reasons to book are gaps where slates or tiles have come loose and roof slopes that look uneven or sagging, across flat-roofed extensions and dormers, lead flashings and valleys and the roof space.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in West Brompton, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In West Brompton, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.

Local roofs and buyers in West Brompton

With Garden Lodge about 0.6 miles north, West Brompton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. West Brompton is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, we ask the heliport for permission first, and only fly if it is given.

If your home is one of the older ones in the streets near Church of St Luke, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Parking in West Brompton, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking.

What a survey costs

We confirm the price for your roof before you book. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

These details help when you get in touch:

  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Questions from West Brompton

Is my home in West Brompton listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can parking be tricky for a visit in West Brompton?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you go up on the roof?

Where it is safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

What we check

  • Chimney stacks
  • Lead flashings and valleys
  • Gutters and downpipes
  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers

What we’re asked to look at in West Brompton

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

A survey can pick up problems such as:

  • Loose pots and cracked flaunching
  • Damp timbers or stains in the loft
  • Sagging ridge lines or uneven roof slopes
  • Blistered or split felt on a flat roof

If you own a rental within reach of West Brompton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
