Pre-purchase roof surveys near Walthamstow

About our pre-purchase roof survey in Walthamstow

A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. Typical surveys look at loose pots and cracked flaunching and patch repairs that may hide an ongoing problem, on gutters and downpipes, natural slate and chimney stacks.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Walthamstow, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Local roofs and buyers in Walthamstow

If your survey includes the drone, the flight is checked against the Drone Safety Map first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. For a purchase or a newly finished roof, the materials decide which details matter most.

For landlords with property near Walthamstow Central station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For a London address like Walthamstow, it helps to know about controlled parking before the day. Bruce Castle lies about 2.4 miles west, so building around Walthamstow goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • A structural engineer’s report
  • The condition of the rest of the house (that is a RICS home survey)

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roofs we survey in Walthamstow

  • The roof space
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • Gutters and downpipes

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Walthamstow questions

Does a conservation area affect roof work in Walthamstow?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Walthamstow?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Can you survey in bad weather?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.

Do you need access inside the house?

Where possible, yes. We look in the loft space where there’s safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.

Roof by roof

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If yours does, we check that gutter and where it drains.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for a house, and more on a big or complicated roof. Surveys in Walthamstow can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches
  • If you are buying, check with the agent that we can get in
