Pre-purchase roof survey in Bakers Arms: what you get

If you are buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. We survey lead flashings and valleys, natural slate and the roof space, and people most frequently book us about gutters that overflow or drip at the joints and worn or lifted lead flashings.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Bakers Arms, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a pre-purchase roof survey does not cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
  • A structural engineer’s report

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What this survey covers

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space
  • Natural slate
  • Gutters and downpipes
  • Chimney stacks
  • Lead flashings and valleys

Do you need a pre-purchase roof survey in Bakers Arms?

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, especially when they’re only visible from an upper floor.

Here are some of the things we see often:

  • Loose pots and cracked flaunching
  • Slates or tiles that have slipped or gone
  • Gutters that overflow or drip at the joints
  • Lead that has worked loose at a wall or chimney

For an older house near a landmark such as St Stephen's, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before booking

  • What follow-up you get after the report
  • Is VAT included in the price?
  • What experience they bring
  • What exactly goes into their report

What a roof survey includes

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Bakers Arms. To discuss a property or a block, ring 07833 053749 or email us.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What we look for on each type of roof

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Common questions in Bakers Arms

Will parking be an issue for a roof survey in Bakers Arms?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Are there drone restrictions around Bakers Arms?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

What’s the best way to book?

Simply phone 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.

How long does a pre-purchase roof survey take?

Allow about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. We’ll give you an idea of timing as you book.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we’re there. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

What happens if roof problems are left?

Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
