Roof by roof

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings as far as can be seen safely.

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. We inspect them as far as it is safe to see.

Landlord roof survey in Bakers Arms

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Typical surveys look at blocked gutters over flats and flashings that have come away, across rented houses, blocks of flats and shared roofs.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Bakers Arms as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What happens if roof problems are left?

A dated condition report is useful for the building’s records. Surveying again later shows what has changed which helps with rolling maintenance. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Drone and thermal imaging surveys available
  • Surveys on any day of the week
  • More than 5,000 surveys completed
  • Packages from £150, including VAT

What a landlord roof survey does not cover

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • Legal advice on leases or service charges
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • A full structural assessment of the building

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

What we check

  • Converted houses
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats
  • Rented houses

Common questions in Bakers Arms

Is parking a problem for a survey in Bakers Arms?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

How do I find out if my home in Bakers Arms is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is a landlord roof survey the same as a full building survey?

No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.

Common roof problems in Bakers Arms

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs and how soon.

It is worth booking a survey if you’ve seen:

  • Leaks into upper flats
  • Splits and blisters in flat roof coverings
  • Flashings that have come away
  • Choked outlets and gutters

Shop and office owners around 17 & Central may find that a roof report helps plan work around trading rather than after a leak.

Before booking anyone

  • What happens after the report arrives
  • Which parts of the roof they’ll actually see
  • Are they insured for the work?
  • Whether the inside of the roof is included

What to expect from a roof survey

Landlord and commercial surveys in Bakers Arms

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Bakers Arms homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.5 miles south-west lies Sutton House, a reminder of how long the area around Bakers Arms has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St Stephen's, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Leyton Jubilee Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What we do, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours at most homes, and longer for a large or complex roof. In Bakers Arms, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
