Landlord roof survey in Walthamstow Village: what you get
A roof over tenants or leaseholders frequently gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. We survey flat roofs on blocks, converted houses and rented houses, and the problems we’re asked to look at most are damaged party-wall upstands or parapets and chimney stacks in poor repair.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Walthamstow Village with this kind of roof, the hidden gutter is one of the first things to check.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Tips that help
A survey works best with a little help from you, before and after. Tips:
- File each roof report for future reference
- Check your lease or ask a solicitor about who pays
- Check the roof space can be accessed
- Keep roof surveys on a rolling plan
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.
Questions from Walthamstow Village
Can a landlord with a rental near Walthamstow Central station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in Walthamstow Village listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Does the report help with maintenance planning?
Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Local roofs in Walthamstow Village
With Bruce Castle about 2.9 miles west, Walthamstow Village sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Trees in and around Lloyd Park shed leaves that can end up in nearby gutters. If you look after a shop, office or commercial unit, for instance near 17 & Central, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings such as Walthamstow School for Girls, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What happens on the day
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for a house, and longer for a block or a building with several roofs. In Walthamstow Village, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the roof space and any flats we need to enter.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Preparing for the visit
- Keep pets in another room
- Note where any stains or damp appear
- Dig out any old roof reports or invoices

Advice
How the survey changes by roof type
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. We give them close attention.
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.
Leave it or get it looked at?
Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

What a survey costs
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Which survey package you book
- If the survey needs thermal imaging or a drone
- Height and safe access
- Features like valleys, chimneys, dormers and parapets
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
What we need to know
A little information up front helps. It helps to include:
- What’s prompted the survey
- Where the property is, with the postcode
- Your timetable, such as an exchange date
- The style of property, from a terrace to a block
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
Checking the roof from the ground
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
