About our new roof snagging in Walthamstow Village
We carry out new roof snagging in Walthamstow Village and across London and South East England. Time on site usually takes between one and two hours for most houses, and more on a big or complicated roof. Everything visible from safe vantage points is looked at including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. We survey new-build homes, flashings and valleys and replacement roofs, and the problems we are asked to look at most are ridge and hip tiles not properly fixed and gutters blocked by building debris.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Walthamstow Village, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Surveys for landlords and agents in Walthamstow Village
Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Signs you need new roof snagging in Walthamstow Village
Most householders can’t get a good look at their new roof. From the pavement, many faults are invisible before you pay.
Common reasons to book include:
- Damage to other parts of the building
- Untidy or loose verge details
- Debris left in gutters or valleys
- Ridge and hip tiles not properly fixed
If you live in an older home near St. Mary's Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
Choosing a roof surveyor

Questions from Walthamstow Village
Is my home in Walthamstow Village listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you cover Walthamstow Village?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
What do you check on a new roof?
Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.
What does a new roof inspection cost?
Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, phone 07833 053749 or drop us an email.
How the survey changes by roof type
Valleys
Lead or other valley linings should be laid and lapped neatly where they can be seen.
Ridges, hips and verges
Cracked mortar or loose ridge tiles on a new roof are worth raising. We photograph any we find.
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours for most homes, depending on how much new work there is to check. In Walthamstow Village, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- We ask what work was done and when it was finished.
- The new coverings, ridge, hips and verges are inspected where it is safe to see them.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- We look in the loft space, where there’s safe access, and around the property for debris or damage.
- The snags are written up with photos for you to share with your roofer.

What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Pricing the remedial work
- Fixings and underlay hidden under the coverings
- Settling a dispute with your roofer or builder
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

What new roof snagging looks like in Walthamstow Village
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. For a purchase or a newly finished roof, the materials decide which details matter most. With Bruce Castle about 2.9 miles west, Walthamstow Village sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Walthamstow Central station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Parking in Walthamstow Village, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.
