New roof snagging in Greater London: how it works

Snagging means finding the small faults and loose ends left at the end of a job. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We check everything we can see safely and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. Common reasons to book are loose flashings at walls or chimneys and damage to other parts of the building, across new-build homes, loft conversions and dormers and replacement roofs.

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at most homes, with bigger or more complicated roofs taking longer.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. We send a written report with photos of each snag.

Buying a home or a new roof across Greater London

Homes across Greater London range from older properties to new builds, and some older buildings are listed or sit in conservation areas. A roof report before exchange, or before the final payment for new work, puts the facts in front of you.

London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in Greater London is checked with its age and materials in mind.

London: For landlords with property near Elephant & Castle station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you own one of the older houses in the streets near St George the Martyr, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Surveys for landlords and agents in Greater London

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Different roofs, different checks

Clay and concrete tiles

Tiles that do not sit flat can let rain in. We note any that look out of place.

Slate roofs

Ridges, verges and valleys are looked at closely on new slate roofs from safe vantage points.

Leave it or get it looked at?

Offcuts left in a gutter can block it and send water down the walls. Finding it now is simpler than tracing damp later.

What affects the cost of new roof snagging

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details

New roof snagging starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Getting in touch

A few details help us recommend the right survey and price. When you get in touch, it helps to mention:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage

We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

What a survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Details hidden from sight
  • Deciding who is at fault in a disagreement
  • A promise that the roof won’t leak

Questions from Greater London

How long will you be on site?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Are you insured?

We hold professional indemnity and public liability insurance.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or use the contact form.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you cover Greater London for new roof snagging?

Yes. Our area covers London and South East England, and that includes Greater London.
