New roof snagging in Upper Clapton: what you get

Ideally, book snagging before you settle the final invoice while the roofer can still come back easily. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. Common reasons to book are underlay ending short at the eaves and gutters blocked by building debris, on new-build homes, flashings and valleys and loft conversions and dormers.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Upper Clapton might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Agree snagging with your roofer at the start
  • Walk round the house to look for knock-on damage
  • Put any issues to your roofer in writing
  • Keep the contract and invoices together

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

What happens if roof problems are left?

Defects and warranty periods have an end date. Checking the roof before it ends gives you time to raise anything we find. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the exact price before you book.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Questions from Upper Clapton

Does a conservation area affect roof work in Upper Clapton?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can parking be tricky for a visit in Upper Clapton?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Is Upper Clapton in your area?

Yes. Upper Clapton is part of the area we cover.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will you check every nail and clip?

No, we don’t disturb the new coverings. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Upper Clapton runs like any other.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Leave a clear route to the loft
  • Make sure we can get to the back of the property
  • Have any questions written down, so nothing gets missed

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Fixings and underlay hidden under the coverings
  • Areas out of view from each safe vantage point
  • Legal advice on your contract

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • New-build homes
  • Flashings and valleys
  • Loft conversions and dormers
  • Ridges and verges
  • Replacement roofs
  • New flat roofs

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

New roof snagging in Upper Clapton: local notes

About 1.5 miles south lies Sutton House, a reminder of how long the area around Upper Clapton has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you let a flat or house near Clapton station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. As a London address, Upper Clapton can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you live in an older home near Church of St Thomas the Apostle, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
