Roof survey in N16: how it works
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey clay and concrete tiles, natural slate and the roof space, and common reasons people get in touch are flashings that have come away from the wall and ponding, splits or blisters on flat roofs.
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across N16: local notes
Homes across N16 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in N16.
West Hackney: If you look after a building such as Benthal Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Sutton House lies about 1.2 miles south-east, so building around West Hackney goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.
How we price roof surveys
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- House, block, shop or office
- Basic, Standard or Premium
- The use of thermal imaging or a drone
- The size of the roof
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
A little information up front helps. Please include:
- Where water is showing inside, if it is
- What’s prompted the survey
- Access details, such as a loft hatch or a shared roof
- Where the property is, with the postcode
Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or email us.
Checking the roof from ground level
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
When you need someone else
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- A promise that the roof won’t leak in future
- What’s under the slates, tiles or felt
- A structural engineer’s report
Useful tips for N16 property owners
Here are a few things we’d tell any owner:
- Gather any paperwork for past roof work
- Take photos of any leaks as they happen
- Leave roof access to professionals
- File the report with your home documents
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Why get it checked now?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right.
What to check before booking
- What’s outside the scope of the survey
- Which parts of the roof they’ll actually see
- How soon the report will arrive
- Whether you can ask questions once you have the report
Your questions about roof surveys in N16
Does the weather affect the survey?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you tell me how long my roof will last?
Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
