How a roof survey works in N5
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, clay and concrete tiles and natural slate, and the problems we are asked to look at most are gaps in the roof where coverings have gone and loose chimney pots.
Once we’ve finished looking, we write up our findings as a report with photographs, emailed to you. On timing, most surveys take about one to two hours at most homes, with bigger or more complicated roofs taking longer.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
How our prices work
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Near you in Highbury
In Highbury, that means homes and buildings near Christ Church, Highbury Fields and City of London Academy Highbury Grove and the streets around them. Other local landmarks include Musical Theatre Academy (0.5 miles south-west), The Snooty Fox pub (under half a mile south-east) and Highbury Quadrant Primary School (under half a mile north-east). Highbury has its own railway station: Canonbury station. Nearby you will also find Arsenal Football Club Museum (0.6 miles north-west) and Montfichet's Tower (2.7 miles south). The countryside around Highbury includes Gillespie Park and Dartmouth Park Hill.
Roofs, chimneys and gutters across N5
Across N5, from Highbury, Lower Holloway and Newington Green outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, N5 included. Visits run on weekdays and at weekends.
Highbury: If your home is one of the older ones in the streets near Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Sutton House lies about 2 miles east, so building around Highbury goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Have details of recent roof work to hand
- Stay off ladders and the roof
- Ask about a flat roof on an extension or garage too
- Hold on to the report for future surveys
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Why act early?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.
Before booking any surveyor
- Their insurance cover
- When you’ll get the report
- Which limits apply to the survey
- Whether VAT is added on top
What this survey cannot tell you
Some things cannot be seen without opening up the roof, so a survey has limits:
- Structural calculations (that’s a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
Common roof problems in N5
Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.
Typical things we’re asked to look at include:
- Condensation or damp timbers in the loft
- Gaps in the roof where coverings have gone
- Ridge tiles that have lifted or moved
- Lifted, split or missing lead flashings
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- Roof area
- The package you choose: Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
- Any need for thermal images or a drone flight
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

N5: your questions answered
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Is N5 in your area?
Yes. Our area covers London and South East England, and that includes N5.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Do you give a life expectancy for the roof?
We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
