Gutter survey in Highbury: what you get

We carry out gutter surveys in Highbury as part of our cover across London and the South East. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it’s safe. A visit typically takes between one and two hours for most houses, and longer for a large or complex roof. The written report follows, with photographs and recommendations. Typical surveys look at downpipes that are split or coming away and valley or box gutters that overflow inside, on outlets and hoppers, valley gutters and eaves gutters.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Highbury as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

When you need someone else

In fairness, there are limits to any roof survey:

  • What’s hidden inside a downpipe
  • Parts of gutters that cannot be seen safely
  • The inside of buried drains

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Fascias and soffits
  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers what can safely be seen and records it with photos. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Watch ceilings under valley gutters for fresh marks
  • Keep climbers away from the eaves
  • Check that downpipes are firmly fixed to the wall
  • Look for green streaks or damp patches on walls

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

When to book a survey in Highbury

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

We are often asked to look at:

  • Sagging gutters and loose brackets
  • Hoppers and outlets full of debris
  • Gutters overflowing in heavy rain
  • Soffits marked by water

Shop and office owners around Hackney Walk may find that a roof report helps plan work around trading rather than after a leak.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Which viewpoints they use to see the roof
  • Are they insured for the work?
  • Whether the inside of the roof is included

What a roof survey includes

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a photo-illustrated written report and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Keep pets out of the way during the survey

What a gutter survey looks like in Highbury

Historic houses like Sutton House, about 2 miles east, show how far back building in the area around Highbury goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Highbury Fields shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you look after a building such as Highbury Quadrant Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

FAQs for Highbury

Is my home in Highbury listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can parking be tricky for a visit in Highbury?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

What affects the cost of gutter surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

  • Basic, Standard or Premium

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

Before you get in touch, it’s useful to have:

  • When you need the report by
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
