Gutter surveys in De Beauvoir Town

How a gutter survey works in De Beauvoir Town

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, outlets and hoppers and eaves gutters, and common reasons people get in touch are cracked or loose downpipes and water spilling over the gutter edge.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in De Beauvoir Town has one, it needs checking from somewhere that can actually see it.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day

After the inspection, everything we found is written up as a written report with photographs. On timing, it typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a visit in De Beauvoir Town, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Let us know about parking near the property
  • Let us know about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft

Advice

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

When you need someone else

A survey is a careful look at the gutter, but it cannot do everything. The main limits are:

  • Parts of gutters that can’t be seen safely
  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Your questions about gutter surveys in De Beauvoir Town

Is my home in De Beauvoir Town listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Dalston Junction station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Do you look in the loft space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you need a gutter survey in De Beauvoir Town?

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

Here are some of the things we see often:

  • Dripping or leaking gutter joints
  • Choked outlets or hopper heads
  • Gutters packed with leaves or moss
  • Brackets that have dropped or snapped

Landlords with a home close to Dalston Junction station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?
  • How soon the report will arrive
  • Will they check the loft as well as the outside?

What a good roof survey covers

What a gutter survey looks like in De Beauvoir Town

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Sutton House about 1.3 miles east, De Beauvoir Town sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Living close to Shoreditch Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you run a business near Hackney Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Different roofs, different checks

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check the joints, brackets and falls.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
