Gutter survey in Hoxton
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We are often asked to look into brackets that have dropped or snapped and water backing up from a hidden gutter, across downpipes, outlets and hoppers and fascias and soffits.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Hoxton are no exception. Shared chimney stacks and the lead around them are just as important to check.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

The survey, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. London terraces rarely offer a view of the whole roof from one spot, so a visit in Hoxton moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Common roof problems in Hoxton
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead linings can also be stolen.
It’s worth booking a survey if you’ve seen:
- Water spilling over the gutter edge
- Blocked outlets and hoppers
- Cracked or loose downpipes
- Sagging gutters and loose brackets
If you live in an older home near Church of St Anne with St Columba, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- Whether VAT is in the quoted price
- When you’ll get the report
- What happens after the report arrives
What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What this survey cannot tell you
It helps to know what a survey won’t do before you book:
- Pipes below ground level
- Hidden sections we can’t view safely
- Rot or damp concealed behind fascias or inside walls
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Valley gutters
- Eaves gutters
- Outlets and hoppers
- Parapet and box gutters
- Fascias and soffits
- Downpipes
How the survey changes by roof type
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
FAQs for Hoxton
Is parking a problem for a survey in Hoxton?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
I let a flat near Hoxton station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
When is the best time for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.
What happens after the survey?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
How quickly is the report sent?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Gutter surveys in Hoxton: local notes
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Mansion House, about 1.4 miles south, is one of the historic houses in the wider area around Hoxton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Shop and office owners around Hackney Walk may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Hoxton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Include valley, parapet and box gutters when clearing
- Look out for overflows when it pours
- Book gutter clearing once a year, more often near trees
- Get trees that overhang the gutters trimmed
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.
