About roof surveys in N1P

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Common reasons to book are worn lead at chimneys and abutments and loose chimney pots, on clay and concrete tiles, chimney stacks and ridges, hips and valleys.

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two on an ordinary house, and more on a big or complicated roof.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across N1P: local notes

From Hoxton, Angel and Pentonville to its smaller places, buildings across N1P have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. N1P is part of that mix.

Hoxton: If you live near a park such as Shoreditch Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Take an older house close to Church of St Anne with St Columba: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a survey does not cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s report
  • A full building survey of the property
  • A promise that the roof won’t leak in future

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Do not climb onto the roof yourself
  • Check we can open the loft hatch
  • Find records of any re-roofing or repairs
  • File the report with your home documents

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Landlords, agents and block managers in N1P

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What affects the price in N1P

Prices vary from roof to roof, and it comes down to:

  • The shape of the roof and its details
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • Which survey package you book

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the exact price before booking.

What we need to know

We’ll normally ask about:

  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved
  • Your timetable, such as an exchange date
  • Where water is showing inside, if it is

When you are ready to go ahead, phone 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Questions from N1P

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.
