Hoxton Flat Roof Survey
Flat roof surveys around Hoxton, with a written report you can act on. Book a weekday or weekend visit.
- Failed seals around rooflight kerbs
- Gaps at upstands and abutments
- Outlets that hold water back
How the survey works
The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes roughly 1–2 hours for a house, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- Unlock side gates and any roof access doors
- Mention any parking restrictions on your street
- Check pets are kept safely away

How a flat roof survey works in Hoxton
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you are worried about outlets choked with leaves and silt and failed upstands where the roof meets a wall, we can find out what’s behind it, whatever the roof.
Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Hoxton, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Useful tips for Hoxton property owners
A survey works best with a little help from you, before and after. Some tips:
- Check the outlets after the leaves fall
- Never stand on rooflights or fragile sheeting
- Book a survey every few years
- Check new fixings through the roof are properly sealed
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.
FAQs for Hoxton
Is my home in Hoxton listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is parking a problem for a survey in Hoxton?
Normally it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or drop us an email.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
Flat roof surveys in Hoxton: local notes
Within a mile and a half or so of Hoxton there are several hotels. If you look after one, a leak through a flat roof can put a room out of use. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If your house is among the older ones in the streets near Church of St Anne with St Columba, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Shoreditch Park Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. With Mansion House about 1.4 miles south, the area around Hoxton has a long history. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

Why it is worth a survey now in Hoxton
Flat roofs cannot usually be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Testing older roof sheets for asbestos
- Fragile surfaces, which we do not walk on
- A promise that the roof will not leak in future
If in doubt, call 07833 053749 or email us and we will suggest the right survey before you book. The full list of what we check.

Different roofs, different checks
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
