About roof surveys in EC1V
Our roof surveys cover EC1V and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, phone 07833 053749 or drop us an email. Typical surveys look at lifted, split or missing lead flashings and slates or tiles that have slipped or broken, across clay and concrete tiles, flat roofs and ridges, hips and valleys.
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.

Roof surveys across EC1V: local notes
From Hoxton, Farringdon and Smithfield to smaller places, people across EC1V use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in EC1V are part of that picture.
Farringdon: Historic houses such as Dr Johnson's House, about 0.4 miles south-west, show how far back building around Farringdon goes. Older homes in the area may have roofs that need matching materials when work is done. Homes near green spaces like Barbican Conservatory can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
What you can safely check yourself
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Why act early?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.
Questions to ask before booking
- How long the report takes to arrive
- Their track record with similar roofs
- Whether VAT is added on top
- Which viewpoints they use to see the roof
Useful tips for EC1V property owners
Small things make a difference. Our tips:
- Photograph stains when they appear
- Check the roof from ground level after storms
- Check we can open the loft hatch
- Do not climb onto the roof yourself
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
Signs you need a roof survey
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
A survey can pick up problems such as:
- Blocked, sagging or leaking gutters
- Leaning or weathered chimney stacks
- Debris building up in roof valleys
- Flashings that have come away from the wall
Roof by roof
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
EC1V questions
How long does a roof survey take?
On site, it typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Will the report say how many years my roof has left?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where applicable.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.
