Roof survey in EC1P: how it works
We inspect whatever is safely visible: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey ridges, hips and valleys, the roof space and chimney stacks, and the problems we’re asked to look at most are leaking gutter joints and downpipes and water stains on rafters and ceiling joists.
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.

Roof surveys across EC1P: local notes
Across EC1P, we survey roofs for owners, landlords and agents, from Farringdon and Smithfield to the quieter places in between. Every report comes with photographs and written recommendations.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in EC1P are part of that picture.
Farringdon: Anyone responsible for a site like Charterhouse Square School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to St John Clerkenwell: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Find records of any re-roofing or repairs
- Check the roof from the ground after storms
- Move stored items away from the loft hatch
- Leave roof access to professionals
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
Why roofs fail
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
People typically book a survey when they’ve noticed something like this:
- Loose ridge or hip tiles
- Leaning or weathered chimney stacks
- Valley linings that have cracked or split
- Worn lead at chimneys and abutments
What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot.
What to check before booking
- Whether you can ask questions once you have the report
- Is VAT included in the price?
- How much experience they have with roofs like yours
- What insurance they carry
What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An exact number of years the roof has left
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that’s a RICS home survey)
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Common questions in EC1P
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Will you climb onto the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.
What does a roof survey cost?
Our price is from £150, including VAT. We confirm the price for your survey before you book, based on the roof’s size, access and package. For a price, ring 07833 053749 or email us.
Can you tell me how long my roof will last?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
How long will you be at the property?
On site, it usually takes between one and two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
