How a roof survey works in WC1N
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. Common reasons to book are torn or sagging underlay and slipped, cracked or missing slates and tiles, on lead flashings, ridges, hips and valleys and natural slate.
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a photo-illustrated written report and recommendations.
How our prices work
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
What you get with us
- Drone flown under a CAA Flyer ID and Operator ID
- Two decades and more of roof surveys
- Visits on any day of the week
- Photographs and a written report every time
Booking a survey
Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.
What’s near Holborn
We work in homes and buildings around British Library of Political and Economic Science, City Academy and The Yorkshire Grey pub. You’ll also find St Alban's Church of England Primary School (less than half a mile east), Lincoln's Inn Fields (under half a mile south-west), St Alban's Church (less than half a mile east) and Elizabeth Garrett Anderson School (0.9 miles north). There is a railway station in Holborn itself: Farringdon station. A little further out are Montfichet's Tower (0.7 miles south-east) and Brunswick Centre (0.5 miles north-west). Green spaces nearby include Barnsbury Wood and Ludgate Hill.
Roofs, chimneys and gutters across WC1N
From Holborn to its smaller places, buildings across WC1N have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, WC1N included. We survey on any day of the week.
Holborn: If you own a rental within reach of Farringdon station, the gap between tenancies is a good time to have the roof looked at. If you live near a park such as Lincoln's Inn Fields, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
Why get it checked now?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry.
What to check before booking
- How soon the report will arrive
- Will they check the loft as well as the outside?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Their insurance cover
Signs you need a roof survey
Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak, and it needs a different fix.
A survey can pick up problems such as:
- Leaking gutter joints and downpipes
- Leaning or weathered chimney stacks
- Gaps in the roof where coverings have gone
- Cracked or blistered flat roof coverings
What a survey does not cover
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
- Walls, floors and services below the roof
Surveys for landlords and agents in WC1N
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
What affects the price in WC1N
Prices vary from roof to roof, for these reasons:
- How many separate roofs there are, such as extensions, dormers and garages
- The shape of the roof and its details
- House, block, shop or office
- The roof’s overall size
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
Getting in touch
If you can, have these to hand when you get in touch:
- Your postcode, so we can check access and travel
- The reason for the survey, such as buying, a leak or storm damage
- Photos of the roof, taken safely from ground level or a window
- Your timetable, like an exchange date
We confirm the price for your roof before you book, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or send us an email.
Your questions about roof surveys in WC1N
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
What’s the best way to book?
It is easiest to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on any day of the week.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How long does a roof survey take?
On site, it usually takes an hour or two at most homes, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
