Drone roof surveys near Holborn

About our drone roof survey in Holborn

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They’re useful where walking on the roof could damage it or isn’t safe, such as old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. Before the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we will say so. If you’re worried about standing water on a flat roof and lifted or split lead flashings, a survey will tell you what’s going on.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at. Tell us about the building and access as you book. The extra view helps most on steep slopes, tall stacks and rear additions.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What a drone roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flights in strong wind or heavy rain
  • Flying in a flight restriction zone without the airport’s permission
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Tall and steep roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks

Your questions about drone roof surveys in Holborn

How do I find out if my home in Holborn is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can parking be tricky for a visit in Holborn?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How long does the visit take?

Typically, it takes an hour or two at a house, including the airspace and weather checks before take-off. That includes checking the site and the weather before take-off.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Do you hold CAA registration for the drone?

We are. Our Flyer ID and Operator ID come from the CAA, and we fly a drone that weighs under 250g.

Why act early in Holborn

A drone record gives you a baseline. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Surveys in Holborn can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You give us the address and tell us about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Before the survey

  • Find any records of previous roof work
  • Note where any stains or damp appear
  • Make a note of anything you’d like us to look at

What we look for on each type of roof

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

Steep slate and tile slopes

Walking on fragile coverings can break them. A drone avoids that, so the survey does not add damage.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

Flying and imaging in Holborn

Holborn is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight.

For a London address like Holborn, it helps to know about controlled parking before the day. Shop and office owners around Brunswick Centre may find that big, flat commercial roofs are where aerial photos and thermal images help most. For site and facilities teams at buildings such as St Alban's Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.
