Our roof survey service in EC1R
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey clay and concrete tiles, lead flashings and the roof space, and common reasons people get in touch are cracked mortar along the ridge and torn or sagging underlay.
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.

Around Farringdon
Locally, jobs take us to homes and businesses close to St John Clerkenwell, Charterhouse Square School and Barbican Conservatory and the streets around them. Other local landmarks include St Peter and St Paul RC Primary School (less than half a mile north), The Castle Public House (less than half a mile south-west), St Mary-at-Hill (1.1 miles south-east) and Barts Health Archives (under half a mile south-east). Farringdon has its own railway station: Farringdon station. Nearby you’ll also find Museum of the Order of St John (less than half a mile north-east) and Gabriel's Wharf (0.9 miles south). Not far away are Ludgate Hill and Barnsbury Wood.
- Nearby schools include Central Foundation Boys' School (0.8 miles east)
Homes and roofs across EC1R
From Farringdon, Smithfield and Holborn to smaller places, people across EC1R use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. EC1R is part of that mix.
Farringdon: Dr Johnson's House, about 0.4 miles south-west, is one of the historic houses in the wider area around Farringdon. Older homes in the area may have roofs that need matching materials when work is done. If you live near a park like Barbican Conservatory, or anywhere with mature trees, autumn leaves can block gutters and valleys.
What affects the price in EC1R
All our prices include VAT. The things that change the price are:
- Chimneys, valleys, parapets and other details
- Roof area
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
Helping us price your survey
To price your survey accurately, we will ask about:
- Pictures of the roof from a safe spot, if you have them
- Dates you’re working to, like exchange
- Where the property is, with the postcode
- Access details, like a loft hatch or a shared roof
Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. To book, phone 07833 053749 or email us.
Roof by roof
Chimney stacks
We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.
Lead flashings and valleys
Flashings and valleys are where many leaks start. That is why we check them closely.
Why roofs fail
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.
We are often asked to look at:
- Condensation or damp timbers in the loft
- Slipped, cracked or missing slates and tiles
- Lifted, split or missing lead flashings
- Cracked mortar along the ridge
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Honest limits
In fairness, a roof survey has limits:
- Confirmation of asbestos in soffits or cement sheets
- A promise that the roof won’t leak in future
- A structural engineer’s report
EC1R: your questions answered
Are you insured?
Our cover is professional indemnity plus public liability.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What’s covered in a roof inspection?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. You get a report with photographs and recommendations.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
What does a roof survey cost?
Roof survey starts from £150, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or send us an email.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
