Roof surveys in EC1M

Roof surveys across EC1M: what to expect

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Typical surveys look at gaps in the roof where coverings have gone and ridge tiles that have lifted or moved, across clay and concrete tiles, chimney stacks and ridges, hips and valleys.

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roofs, chimneys and gutters across EC1M

Across EC1M, we survey roofs for owners, landlords and agents, in Blackfriars and well beyond. Each report sets out what was seen, with photos and recommendations.

Across London and the South East, older homes frequently have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in EC1M is checked with its age and materials in mind.

Blackfriars: For businesses in and around places such as Gabriel's Wharf, a dated report on the roof is useful for planning and for any lease discussions. Historic houses such as Dr Johnson's House, about 0.2 miles north-west, show how far back building around Blackfriars goes. On a period home nearby, the survey separates sound original work from tired later repairs.

Roof by roof

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.

Landlord and commercial surveys in EC1M

Freeholders and residents’ companies use a roof report to plan and budget.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Mention any flat roofs as well as the main roof
  • Move stored items away from the loft hatch
  • Photograph stains when they appear
  • Let us know about past leaks

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Prices for roof surveys in EC1M

To price your survey, we look at:

  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office

Every price we give includes VAT. Roof survey starts from £150, including VAT. You will know the price for your survey before booking.

Helping us price your survey

When you call or email, these details help:

  • Photos of the roof, taken safely from ground level or a window
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

EC1M: your questions answered

How much does a roof survey cost in EC1M?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

How long will you be at the property?

The visit typically takes an hour or two at a typical home, or half a day or so for a commercial building. We will give you an idea of timing when you book.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you work in EC1M?

Yes. We survey roofs across London and South East England, and that includes EC1M.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you inspect the roof from on top?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
