How a storm damage roof report works in Blackfriars

After a storm, it helps to have a clear record of what happened to your roof. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We aren’t loss adjusters, and we cannot say whether a claim will be paid. What we give you is an independent record of the roof. If you’re worried about flashings pulled away from walls or stacks and new damp or leaks inside, a survey will tell you what’s going on, whatever the roof.

London’s Victorian and Edwardian roofs have often been repaired many times. Insurers typically exclude wear and tear, so it is useful to know whether damage is old or new. That’s as true in Blackfriars as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.

We keep jargon out of it: if work is needed, the report says so clearly.

Prices for storm damage roof reports in Blackfriars

Prices vary from roof to roof, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Roof area

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

We’ll usually ask about:

  • The reason for the survey, like buying, a leak or storm damage
  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

We survey roofs on any day of the week. To find a date that works for you, call 07833 053749 or use the contact form.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Keep receipts for any emergency work
  • Tell your insurer about the damage promptly
  • Check how your policy defines a storm
  • Photograph the damage safely from below

For repair costs, ask a roofer to quote. The report gives them a clear list of the damage.

Ask a tree specialist about branches over the roof. They can damage the roof in high winds.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Acting for you with the insurer
  • The outcome of a claim
  • Repair costs or quotes for the work

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What we check

  • Flat roofs
  • Chimney stacks
  • Gutters and fascias
  • Ridges and hips
  • Slate and tile slopes
  • Flashings

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at a house, and longer if the damage is spread across a large roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Blackfriars moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We view the roof from wherever it can be seen safely, including the loft where there’s access.
  3. The damage is recorded with photographs, area by area.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. You get a written report you can pass to your insurer.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we are looking at

Storm damage roof reports around Blackfriars

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Blackfriars is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Different coverings let water in at different points, which shapes where the search starts. The wider area around Blackfriars has a long history of building, with Dr Johnson's House about 0.2 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Living close to Bernie Spain Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Shop and office owners around Gabriel's Wharf may find that finding where water is getting in quickly keeps disruption down.

When to book a survey in Blackfriars

Insurers frequently want evidence of what has been damaged and why. An independent report gives you a clear record to send. Your insurer still makes the decision.

It’s worth booking a survey if you’ve seen:

  • Cowls or aerials dislodged in the wind
  • Flashings pulled away from walls or stacks
  • Damage from fallen branches or debris
  • Slipped or missing slates or tiles

For an older house near a landmark like St Ann Blackfriars, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What to check before booking

  • How long the report takes to arrive
  • How they plan to inspect the roof safely
  • Is VAT included in the price?
  • What exactly goes into their report

FAQs for Blackfriars

Is my home in Blackfriars listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Blackfriars?

We do. The survey and report are the same in Blackfriars as anywhere else, and visits run on weekdays and weekends.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Is wear and tear covered by insurance?

Wear and tear is usually excluded from home insurance. Our report records storm damage and any older wear we see, so it’s clear what we found. How the policy applies is up to your insurer.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. After that, the Financial Ombudsman Service may be able to look at it. An independent report can add to your evidence, though we can’t predict the outcome.

Will you deal with the insurance company for me?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years.
