How a storm damage roof report works in Walthamstow
Our storm damage report starts from £150. It’s a report with photos, sent by email. It is not a repair quote and doesn’t include repair costs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. Our report gives you an independent record of the damage and its likely cause. We survey gutters and fascias, flat roofs and flashings, and the problems we are asked to look at most are roofs hit by falling trees and new damp or leaks inside.
London’s Victorian and Edwardian roofs have often been repaired many times. Insurers normally exclude wear and tear, so it’s useful to know whether damage is old or new. A careful look in Walthamstow tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Tips from our surveys
These tips come from what we see on roofs every week:
- Ask a roofer for emergency temporary protection if water is coming in
- Record any water damage in rooms and the loft
- Read your policy wording on storm damage
- Keep a note of the date of the storm
The insurer might appoint a loss adjuster. Our report gives you an independent record alongside theirs.
After a storm, look at the roof from the street or garden. With binoculars, you can often spot problems without climbing. Never climb onto the roof yourself.
Surveys for landlords and agents in Walthamstow
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s beneath slates, tiles or membranes
- Repair costs or quotes for the work
- The work of a loss adjuster appointed by your insurer
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.
Roof types and parts we check
- Chimney stacks
- Flat roofs
- Gutters and fascias
- Flashings
- Slate and tile slopes
- Ridges and hips
How the survey works
Once we’ve finished looking, we write up our findings as a written report with photos. As for time on site, most surveys take an hour or two for most houses, and longer for a large or complex roof. In Walthamstow, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You let us know what happened and whether a roofer has made the roof safe.
- Inside, we look for signs of water in the loft and rooms below.
- The roof is inspected from the ground, windows and the roof where it’s safe.
- We record fresh damage and older defects.
- You receive the written report with photos.
Before the survey
- Let us know where we can park nearby
- For flats, make sure roof access has been agreed
- Leave side gates unlocked

Walthamstow questions
Is Walthamstow in the area you cover?
Yes. Our area covers London and the South East, and Walthamstow is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.
Will parking be an issue for a roof survey in Walthamstow?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Will my insurer pay for an old roof?
Wear and tear is not usually covered. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.
Can you tell me if my claim will be paid?
The decision is your insurer’s, not ours. We record the damage, with photographs and the likely cause, for you to give to your insurer.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What we are asked to look at in Walthamstow
Some people book because a claim has been questioned. An independent report gives you another view of the roof. What happens next is up to the insurer.
It’s worth booking a survey if you’ve seen:
- Gaps where slates or tiles have gone
- Ridge tiles that have come loose
- Damaged gutters and fascias
- Cowls or aerials dislodged in the wind
Take a building like Greenleaf Primary School: a leak through a large roof is often found some distance from where the water shows inside.
Choosing a roof surveyor
- How long the report takes to arrive
- What the survey will not cover
- How they plan to inspect the roof safely
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Walthamstow roofs and the weather
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Walthamstow is one of them, bay roofs, hips and later dormers each have their own details. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Bruce Castle, about 2.4 miles west, show how far back building in the area around Walthamstow goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
Homes near green spaces such as Lloyd Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you let a flat or house near Walthamstow Central station, a tenant living with a leak needs the cause found, not just the stain painted over.
